COUNTERWEIGHTCONSTRUCTION

Services

Everything around the lift, under one builder.

Lift contractors deliver the lift. We deliver the permit, the consultants, the site and the building works that the lift contract does not cover, so the program has one builder and one point of accountability.

  1. Building permits

We prepare and manage the permit application as agent for the owner, brief the relevant building surveyor on the full scope, respond to requests for information and hold the builder's obligations through to the certificate of final inspection or occupancy permit.

  2. Engineering and design coordination

Structural, fire, electrical and access consultants engaged, briefed and coordinated against the lift contractor's scope, so the design the surveyor assesses is the one that gets built.

  3. Head contractor

Registered, insured and on site. We carry the statutory builder role and supervise safety and quality on every shift, and act as head contractor for the building works where the project needs it.

  4. Ancillary trades

Fire, electrical, builders and finishing trades procured, sequenced and supervised around the lift program, with terms that sit back-to-back with the lift contract.

  5. Site set-up

Site establishment, inductions, access control and tenant protection in occupied buildings, agreed with building management before the first delivery.

  6. Ancillary works

The shaft, machine room, fire interface and lobby works that make the lift compliant and the building whole, delivered by our trades under our supervision.

How it works

  1. 01

    Scope

We walk the building with the incumbent lift contractor, define the building works the lift scope needs, and confirm pricing.

  2. 02

    Permit

Relevant building surveyor briefed on the full scope. Permit application prepared, lodged and managed as agent for the owner.

  3. 03

    Set-up

Site established, inductions run, tenant protection and access agreed with building management.

  4. 04

    Deliver

Trades coordinated around the lift program. Builder supervision of safety and quality on every shift.

  5. 05

    Close-out

Inspections, certificates and occupancy or final documentation completed. Essential safety measures schedule updated and handed over.

Ancillary works we deliver

  • Fire services and ESM interface

Fire panel and EWIS interface, fire mode recall, sprinkler and detection changes, essential safety measures updated.

  • Electrical and machine room

Mains and sub-boards, machine room power, lighting and ventilation, controller upgrades.

  • Builder's works

Shaft and pit works, penetrations and fire sealing, structural steel, landing door surrounds.

  • Lobby and finishes

Lobby make-good, landing fixtures, signage, accessibility upgrades to landings and cars.

Why lift companies work with us

  • One contract covers the permit, the trades and the building works.
  • The lift contractor only coordinates their own work.
  • We scope, tender and price with your team before anyone commits.
  • Our terms sit back-to-back with yours and your client's.

Lift design, installation and compliance remain with the lift contractor.

Two ways to engage

Lump sum

One fixed price, agreed before work starts, covers all of the building works. We engage and manage the trades, hold the permit and relevant building surveyor liaison, and supervise safety and quality from start to finish.

Cost plus fixed fee

Best where the scope is undefined. We estimate the cost of the works up front, engage and manage the trades, and the owner reimburses the actual costs of labour, materials and equipment plus an agreed fixed fee.
