COUNTERWEIGHTCONSTRUCTION

Who we work with

Three people in the room, one builder for the lot.

Every modernisation has a lift contractor, an owner and usually a consultant. Counterweight is the registered builder each of them is missing.

Lift contractors

Keep your crew on the lift. We organise the permit and the site.

Your contract is for the lift. The building permit, the relevant building surveyor, the fire services interface and the lobby make-good are not your scope, but your program stalls if nobody owns them.

We scope the building works with your project manager before you commit to a date, hold the permit as the registered builder, and run the trades around your program. Our terms sit back-to-back with yours and your client's.

  • One contact for everything that is not lift work
  • Permit lodged and managed as agent for the owner
  • Builder supervision on every shift so your crew is not the site's safety officer

Owners and owners corporations

One accountable builder for the whole upgrade, not five contractors and a surveyor.

A lift modernisation in an occupied building is building work. In most cases it needs a building permit, a relevant building surveyor and a registered builder named on the permit. The lift company usually cannot be that builder.

Counterweight takes the role. You get a single contract for the permit, the trades and the ancillary works, monthly reporting, and a builder who manages tenant protection and access in a building that stays open throughout.

  • Registered commercial builder, insured, named on the permit
  • Lump sum or cost plus fixed fee, your choice
  • Essential safety measures schedule updated and handed over at close-out

Architects and project managers

A builder who already speaks RBS, regulation 233 and essential safety measures.

If you are running a modernisation for a client, the permit pathway and the surveyor's position on regulation 233 decide the scope before any trade is priced. We work through that with you and the surveyor at the start, not after the lift is ordered.

We take the builder role under your administration or under a direct contract with the owner, coordinate the engineers you nominate, and deliver the ancillary works with documentation suited to a consultant-administered project.

  • Scope and surveyor position settled before tender
  • Works under AS 4000-family or ABIC-administered contracts
  • Close-out documentation that satisfies the occupancy permit or certificate of final inspection

Tell us which of the three you are. We'll tell you what we'd take off your plate.
